Mother Nature’s Glory Rests on Las Vegas Real Estate

Trails take hikers, walkers and bicyclers through desert terrain where a variety of flora and fauna mix with wildlife creatures. The Butterfly Habitat is a seasonal haven for delicate insects loved by many. Periods during spring and fall the butterfly sanctuary is filled with the lightly winged colorful critters. Nearby in the Desert Tortoise Habitat visitors can meet up with Mojave Max. An ambassador for his endangered species, Max represents a small group of tortoises thriving in a state of the art enclosure by visiting school age children.

Should I Have An Agent to Buy a New Construction Home?

This is probably one of the most common questions asked (and one of the biggest misconceptions in home buying) when clients are looking to buy from a new home builder like Toll Brothers, Lennar, KB Homes, Pardee, Richmond American, DR Horton or any of the other numerous builders.

The answer is ABSOLUTELY YES.

While builder's may like you to believe you don't need a real estate agent to buy a new home or that you'll get a better deal without an agent since they can pass on the savings on paying a commission to the consumer, it simply is not true.

The truth is you'll typically get a much better deal when you have an agent outside of the builder representing you since they tend to know the specifics such as incentives and promotions which may not be common knowledge to the general public. If you think about it, the less they have to give you the better for them.

Also, the builder's actually prefer to work with agents as that gives them a chance to show how awesome their homes are so the agents brings them more buyers.

So if you have a real estate agent working to find you an existing home and you're considering a new construction as well, be sure to inform them so they can also recommend those as well.

Tesla Moving to Nevada

Now that Gov. Brian Sandoval has signed into law a package of incentives for Tesla Motors worth up to $1.3 billion, the electric-car maker is moving ahead with plans to build a $5 billion lithium battery factory expected to open in 2017 and employ 6,500 workers to make cheaper batteries so it can afford to mass market a new line of more affordable vehicles.

The gigafactory, which will focus exclusively on manufacturing lithium batteries, will be located just outside of Sparks in northern Nevada. It will be as large as 174 football fields laid end to end, which will make it the largest lithium battery factory in the world!

The factory, which is scheduled to hit full production in 2018, will employ 6,500 Nevadans and pay a minimum of $23/hour.

Because the state of Nevada has given Tesla a very generous incentive package, the company has promised to invest a minimum of $3.5 billion in Nevada in the next 10 years.

What Is Required For VA Eligibility?

There are TONS of advantages for VA buyers, including little to no down payment, no monthly mortgage insurance, and no minimum reserve requirements. So what is exactly is required for eligibility?

Active Duty

At least 90 days of service, or 181 days during peace time.


At least 90 days of service between 8/5/1964 and 5/7/1975.

Post Vietnam/Gulf War

At least 2 years of service.


At least 6 years of service in selected reserves, or 90 days in Iraq.

Surviving Unmarried Spouse

No minimum time requirement, although the veteran must have died while on active duty or from a service-connected disability. Any spouse who remarries after age 57 and/or after 12/16/2003 may also be eligible.
